De klant garandeert dat de verhuurde eigendommen worden gebruikt voor vakantiedoeleinden en aanvaardt derhalve dat de verhuur van tijdelijke en voorbijgaande aard is en dat hij het pand of een deel daarvan niet mag onderverhuren. Het aantal personen dat de accommodatie bewoont, mag niet groter zijn dan het aantal dat voor de accommodatie is vermeld in de reserveringsbevestiging. Het niet naleven van de bezettingsnummers zal resulteren in onmiddellijke annulering van de boeking zonder restitutie van eventueel betaalde huurprijzen. In uitzonderlijke gevallen kan de EIGENAAR (of de agent van de EIGENAAR) toestemming geven voor extra personen om het pand te bezetten. In dit geval kan er naar goeddunken van de EIGENAAR (of de agent van de EIGENAAR) een extra toeslag in rekening worden gebracht.

Alle online boekingen zijn voorlopig totdat ze schriftelijk zijn bevestigd door PORTUGAL PORTFOLIO. Om een reservering te bevestigen is een eerste aanbetaling vereist. Het saldo van de huurbedragen dient 2 weken voor aankomst of op speciale afspraak contant bij aankomst te worden betaald. Wij behouden ons het recht voor om de sleuteloverdracht te weigeren als de betaling vóór of bij aankomst niet volledig is voldaan. Houd er rekening mee dat alle overdrachtskosten, bankkosten, PayPal-kosten of creditcard-/debetkaartkosten voor rekening van de huurder zijn. PORTUGAL PORTFOLIO behoudt zich het recht voor om de prijzen op hun website op elk moment zonder voorafgaande kennisgeving te wijzigen of aan te passen. Boekingen worden altijd gehonoreerd tegen het tarief waarvoor ze zijn geboekt, ongeacht of de prijs na het maken van de boeking omhoog of omlaag gaat.
A security deposit is required and is held against breakages and/or excessive cleaning costs. The security deposit is fully refundable once the property has been checked after departure. We aim to return your deposit within 3-5 working days. Responsibility lies with GUESTS staying at the property to make their own arrangements for travel insurance cover should they injure themselves during their trip and for loss of and/or damage to personal possessions.

A 50% reservation deposit will be taken at confirmation of booking. Should the guest require to cancel, this deposit will not be refundable.
De eigendommen die door PORTUGAL PORTFOLIO worden aangeboden, zijn geen commerciële entiteiten en kunnen daarom niet gemakkelijk opnieuw worden verhuurd. Wij adviseren klanten ten zeerste om onze reisverzekering af te sluiten ter bescherming tegen medische noodgevallen of andere onvoorziene omstandigheden waardoor de klant niet kan reizen. Alle annuleringen moeten schriftelijk worden ingediend (e-mails zijn acceptabel) en worden van kracht op de datum van ontvangst door PORTUGAL PORTFOLIO. Bij annulering zijn de kosten gelijk aan de aanbetaling. PORTUGAL PORTFOLIO kan in uitzonderlijke omstandigheden andere annuleringsvoorwaarden overwegen. Deze overwegingen zijn geheel ter beoordeling van PORTUGAL PORTFOLIO.
In the case that PORTUGAL PORTFOLIO or the OWNER is forced to cancel or amend the booking due to force major or any other occurrence outside of their control, PORTUGAL PORTFOLIO'S liability will be limited to the refund of any amounts paid plus bank or credit/debit card charges. In no circumstance will PORTUGAL PORTFOLIO be responsible for any consequential losses or incidental damages including alternative accommodation or lodgings, travel expenses, loss of enjoyment or any other expenses. PORTUGAL PORTFOLIO will however endeavour to offer the CUSTOMER an alternative property of similar standing. Building work and the resulting noise is not within the control of the OWNER or PORTUGAL PORTFOLIO, therefore neither will accept any claims whatsoever for compensation or refunds in the case of building works taking place near or around the property you are renting.
Check in:

Bookings run from 16:00 on day of arrival to 10:00 on day of departure, unless otherwise agreed in writing. During busy times, it may be necessary for the final clean to start earlier than 10:00; however, this will always be by prior arrangement. Standard check-in time is between 15h00 and 18h00; different check in times can be arranged upon request, however will attract a supplement: Check in after 20h00 will attract a supplement of 25 Euros & check-in after 23h00 will attract a supplement of 50 Euros. Alternatively, if full payment for rental is made before arrival, arrangements can be made for key collection and self-check in without additional cost. A representative of PORTUGAL PORTFOLIO will still be available for telephone assistance if required.
Early check-in can be facilitated where there are no previous GUESTS leaving on the same day. Please ask us if you require an earlier check in. Please note that, for security reasons, the lead person for this reservation must bring a copy of their ID card or passport when you check-in. Alternatively, these can be scanned and emailed to info@portugalportfolio.com before your arrival.
If a fixed time is arranged to meet GUESTS at the property and there is a no show within 30 minutes of the arranged time, a waiting charge of €25 will be made against the booking deposit.

Late check-out can be facilitated where there are no previous GUESTS arriving on the same day. Please ask us if you require a later check out. There is a late check-out fee charged equivalent to 50% of the daily rate if late check out is more than 2 hours.

Voor maandelijkse reserveringen (28 nachten of meer), waarbij redelijk gebruik van nutsvoorzieningen bij de huurprijs is inbegrepen. Houd er rekening mee dat de limiet voor het gebruik van nutsvoorzieningen is zoals hieronder beschreven.

If aircon units or heating are left on during the day and the evenings, you can expect your usage to be higher than this. Please remember to turn off all appliances when you leave the house unless they are on a timer. This applies to after your departure as our cleaning teams may take up to a day to reach the property after your stay, especially over weekends.
Behaviour:
De Klant of de persoon die het incheckformulier ondertekent, is aansprakelijk voor het correcte en fatsoenlijke gedrag van alle personen die hem/haar vergezellen, en in het bijzonder voor het vermijden van elke activiteit die in strijd is met de wet of het gezondheidsbeleid.
Please don't forget that you are staying in residential buildings. GUESTS staying in our properties should know that if parties or loud music are heard, or neighbours complain and/or police are called, it can result in immediate eviction. This will also result in loss of prepaid rent. Quiet time in Portugal is from 10 pm to 10 am. When leaving, please leave the apartment in a clean condition. Smoking is not permitted in the property unless otherwise stated.

Some of the properties listed on our website are 100% managed by PORTUGAL PORTFOLIO and some are carefully handpicked by us for inclusions in our website but remain under the management of their OWNERS. Although all OWNERs are required by agreement with PORTUGAL PORTFOLIO to carefully maintain and keep their properties in the high standard expected by our GUESTS, PORTUGAL PORTFOLIO cannot be held responsible for any misrepresentation by OWNERS. In all cases we do periodic checks and follow-ups in order to help OWNERS to maintain the high standard of quality our GUESTS demand. We welcome all comments about our properties in order to maintain the high standards you expect. PORTUGAL PORTFOLIO makes every effort to ensure the advertised descriptions are correct, however, we do not own any of the accommodation and therefore cannot control or prevent changes. Should we become aware of major changes we will inform you as soon as possible. No compensation will be payable by PORTUGAL PORTFOLIO or the OWNER as a result of these changes. No claims will be accepted for costs or additional expenses incurred by GUESTS as a result of such change. Claims for accident, loss, damage, injury, inconvenience or any other claim are acknowledged to be solely between the customer and the OWNER. PORTUGAL PORTFOLIO does not accept liability for any loss or damage caused by weather conditions, safety issues, riot, strikes, sickness or any other cause beyond its control.
It is the GUEST'S responsibility to take all keys, remote controls and other supplied equipment for access to their holiday home when they are out. If GUESTS lock themselves out of the property at night due to a lack of key sets or remote controls, neither the OWNER nor PORTUGAL PORTFOLIO will be responsible for any costs incurred by GUESTS. If PORTUGAL PORTFOLIO is called out to supply an additional key set a supplementary call out charge will be applied to the booking.

PORTUGAL PORTFOLIO and the CUSTOMER agree that this contract shall be governed by Portuguese law. The exclusive jurisdiction over all disputes arising out of this agreement shall be in the courts located in Portugal
